PRE-LISTING

ROUGHLY 1 WEEK

  • Initial consult & contract signing
  • Complete any mandatory city inspections required
  • Seller completes “sellers disclosure documents”
  • Professional photography of home & creation of marketing materials
  • Hanging of lock box & displaying of marketing materials

ACTIVE LISTING PERIOD

TIME VARIES DEPENDING ON MARKET

  • Buyers agent schedules showing in the MLS
  • Seller receives showing request and declines or approves them
  • Buyer drafts offer and listing agent provides a “Sellers Net Sheet”
  • Negotiations begin and end between buying and selling parties

CONTINGENCY PERIOD

1–2 WEEKS

  • Contingencies (inspection, association disclosure, buyer financing, etc)
  • Seller orders “HOA resale disclosure package” if part of an association
  • When closing date is near call and cancel utilities for day of closing

CLOSING

ROUGHLY 1 WEEK

  • Complete the title work
  • Buyer completes final walkthrough, scheduled in the MLS
  • Sign closing documents
  • Get paid!
